There is a shared separate toilet and bathroom with a shower. The kitchen is modern with a breakfast table. Guests can use the shared kitchen to cook if they wish but must clean up after themselves. Please note there is no lounge area.
The closest tube station is Parsons Green on the district line and is about a 7-10 mins walk. Ideally situated to the local amenities, boutiques, bars and restaurants along the Fulham Broadway, and within walking distance to the New Kings Road and river, Parsons Green Underground Station (district line) is within easy reach (400 meters) and Fulham Broadway Underground is located half a mile. Excellent bus routes in to Central London.

Confirmation of a booking by the Client is deemed acceptance of these terms. In these Terms & Conditions, “the Bed and Breakfast” refers to Home2Home-Rooms.
Should you book a private room, please note that on arrival a copy of your passport/photo ID is required as well as completion to my disclaimer form (we may ask you to sign the tenancy agreement on arrival).
•The Reservation includes a lockable private room, shared bathroom(s).
•On arrival you will be provided with a guest pack with info and rules. We do not tolerate rude or aggressive people or those who do not respect they are sharing with others.
•No smoking in the apartment.
•Guest are not allowed to bring people in the apartment without permission.(no visitors/no people staying over).
•Do not wash the linen and towels provided, please put in dirty wash basket.
•I provide clean towels every 4 days
•Please keep the bathroom tidy after use - ensuring personal belonging are put in the storage places provided or your room.
•If you use the kitchen for cooking, please ensure you clean up after use.
•The guests that are long stay more than 7 days, please ensure the room is kept in adequate clean manner. please keep all your belongings in the wardrobe and chest of draws. once a week housekeeping will clean the room.
•Guests can use the shared kitchen facilities to cook but must clean up afterwards;
•Use of the washing machine, but provide your own washing powder.
•The rate includes a portion per guest of the daily self-serve breakfast supplies;
•fire extinguishers on site, a fire blanket, smoke alarms and first aid kit;
•shared Iron and ironing board, hairdryer provided;
•Please respect other guests and the facilities and services provided;

•Clean Bedding on arrival & Clean bedding every 7 days for weekly guests
•Housekeeping will access the room/all areas from 10am if needed.
•Guests are not allowed to use the Tumble Dryer during their stay, unless they pay for this service as an extra (£1 Daily or £5 per week).
•We restrict guests from cooking and using the washing machine between 9pm - 6.30am
•Please put your BREAKFAST cups and bowls in the dishwasher if provided – my team and I will then wash the breakfast items from 12pm. If you use the kitchen facilities after 11:30am please clean up after yourself.
1.Availability; All rooms and rates offered by the Bed and Breakfast are subject to availability.
2.Arrival and departure Policy; Check-In 12pm noon | Check-out 10am
•If you are unable to check-in at 12 noon due to your flight arrival time and would like to check-in before 12 noon or later that day, it is fine as long as pre arranged with us. YOU MUST supply your flight arrival time and airport location on your ticket. And we will estimate your arrival time. YOU MUST supply your contact telephone number and inform us of any significant changes to your plans. If you fail to communicate with us for your planned check-in time then you will encore a £10 check-in fee
•We are flexible with check-in times, however, check-in time must schedule at least 48hrs prior to arrival.
•Bookings that have not scheduled an arrival time may result in an additional late arrival fee of up to £10-£30 at our discretion.
•Guest must vacate and checkout of their rooms by 10am as housekeeping will arrive to prepare the room. Failure to check out by 10am will entitle the bed and breakfast to charge an additional fee from £10-£30 at our discretion.
•If you require a later checkout, in most cases this is fine but must be agreed at least 24hrs before you checkout.
3.Bookings, Cancellations, Payments Terms may differ depending how you have made the reservation – please refer to the online booking provider.
4.Smoking In line with the change in UK legislation.
•We operates a NO SMOKING policy within all interior areas of the Bed and Breakfast, including guest bedrooms, public areas and corridors. You can smoke outside.
•For guests who do not comply with our NO SMOKING policy, a charge will be added to their bill to include the cost of cleaning all soft furnishing to remove the odour of tobacco of up to £150 and asked to leave the property with no refund. We appreciate your co-operation with this No Smoking Policy.
5.Damages; you are expected to leave your room in as good a condition as it was given to you. Any damage caused by you to our home inside or outside of your room such as carpet stains, soiled furnishings, broken windows or appliances will be replaced or cleaned and billed to you.
6.Insurance; Guests are strongly advised to take out appropriate comprehensive travel insurance which will cover you in the event of medical emergencies, accident, illness, cancellation and loss.
7.Behaviour; The Bed and Breakfast reserves the right to judge acceptable levels of noise or behaviour of Clients, Guests or Representatives, who must take all steps for corrective action as requested by the Bed and Breakfast. In the event of failure to comply with management requests, the Bed and Breakfast may terminate the booking or stop any event immediately without being liable for any refund or compensation.
8.Discrimination; It is the policy of the Bed and Breakfast not to discriminate on the grounds of race, colour, nationality, creed, sex, marital status, age, ethnic origin or disability. Clients, their employees, guests and all sub- contractors engaged by or on behalf of the Client are expected to adhere to this policy and the Bed and Breakfast may, without incurring any liability to the Client, remove from the Bed and Breakfast any person or persons offending against this policy.
9.Car parking; Depending on the location, the Bed and Breakfast has off street parking, which is free before 9am and after 6pm. Daily parking vouchers can be purchased for £8 daily.
10.Right of Refusal; The bed and breakfast reserves the right to refuse a Client, Guest or representative entry and accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed or is behaving in a threatening, abusive or otherwise unacceptable manner.
11.Children; Children aged 16 years and under must be accompanied by a responsible adult to ensure that the children’s behaviour is appropriate for other guests within the Bed and Breakfast. Guests with children: Please make sure your children are well behaved and understand they are not at home. Make sure they are quiet at night (no running around); do not play with items that are not toys. Because the guesthouse is a house and not built with soundproofing like hotel rooms, sound does travel. We want everyone to enjoy his or her experience without those awkward moments at breakfast after a sleepless night for the entire house. Please use your best judgment with your child and their abilities. We are happy to assist you with selecting the best room options for children. Laundry service available, please ask.
12.Housekeeping | Kitchen | Bathroom; we welcome you to use our kitchen. We are a small operation and therefore we cannot offer maid service for the kitchen privileges. To keep everything running smoothly please consider the following guidelines:
•Daily self serve breakfast from 6-11.30am.
includes a variety of teas, coffee, juices, biscuits, cereal, fruit, yoghurt and bread etc... There is a vast breakfast supply to enjoy.
•DO NOT EAT BREAKFAST SUPPLIES for your lunch or dinner. Otherwise we will charge you for this.
A portion per guest in the breakfast hours only!! This doesn't mean eat everything.
•Hairdryer and Complimentary Toiletries
•long stay guests more than 7 nights, please supply your own toiletries and kitchen supplies etc.
•If you use the kitchen to prepare food, please leave it the way you found it. Including, but not limited to, putting dishes in dishwasher, washing pots & pans and putting them away, wiping down counters or any soiled surfaces.
•Do not move any furniture.
•Couch Surfer Listing: In consideration for the guest in the couch surf room areas, we have a very strict policy regarding the kitchen hours. We restrict guests from cooking and using the washing machine between 9pm - 6.30am
•My team will clean common areas daily or every few days depending on number of guests. (unless we have check-ins).
But ALL GUESTS are expected to adhere to these obligations and clean up after yourself.
•Please leave your rubbish bin outside your room if you require it emptied during your stay.
•Guests are not allowed to put food items in the bedroom bin – please put on the kitchen bin.
13.Keys; Guests at our Bed and Breakfast are provided with a front door key and a key to their room. An administrative charge of £50 will be made in the event of a key being lost. Please ensure all keys are returned on or before departure. Keys not so handed in, will be treated as having been lost.
14.Receipt of Post at our Bed and Breakfast; we may in our absolute discretion permit the delivery of a guest's private post to our bed and breakfast, but prior approval must be given.
15.Guest Visitors; No Visitors or people staying over. Please seek permission in advance.
16.Long Stay Guests; Guests staying longer than 7 days are considered lhort stay and are expected to participate in emptying the rubbish bin if needed and helping to maintain apartment during your stay. Long-term guests (30 days or more) are charged a deposit at the time of reservation and deposit is retained as a damage deposit while a guest in the home. Long-term guests will be refunded their deposit as long as the room is left in good condition, and the keys have been returned. Deposits are not refunded for cancellation of long- term rooms.
17.Waiver of Liability Disclaimer | ID Required The main guest of Home2Home-Rooms is required to provide their passport or ID on arrival for copy and sign the Waiver of Liability Disclaimer and agree those who may accompany main guest during their stay, may use the facilities available (kitchen/lounge/communal area etc.) at our risk. We also acknowledge that there be no staff on site but can be available by contacting the host on _______ or ______ We further agree to abide by the posted policies as stipulated by Home2Home-Rooms. We agree to hold Home2Home-Rooms; its owners and employees harmless of any liability, in the event of an incident, accident or emergency.
HOLIDAY LETTING RENTAL AGREEMENT
1. This Agreement is made on the date the online booking was requested and/or accepted between the Owner and the Holiday Lettings Guest who made the reservation. The Letting Period starts at 12:00 noon on the arrival date and ends at 10am on departure date. The agreed Letting Period and Rental is confirmed and Paid by the online reservation provider e.g. airbnb, wimdu, holiday lettings etc
When your Booking Request is confirmed by the online provider, it is a form of acceptance and you have agreed to my Holiday Lettings Agreement and Terms. Your Booking Confirmation is a form of acceptance and you are bound by this agreement.
2. You are entitled to occupy the property for holiday use only and this Agreement will not give you any security of tenure under the terms of the Housing Act 1988 pursuant to which the occupant shall be deemed to be way of an excluded tenancy.
3. You agree that this Agreement is not an assured tenancy and that no periodic tenancy will start at the end of the Letting Period. As a holiday letting this Agreement is excluded for the purposes of the Protection from Eviction Act 1977.
4. If the Rent is unpaid for more than 10 days after it is due (whether demanded or not) or there is a breach of any of your obligations under this Agreement then we may get possession of the Property and this Agreement will end (but without prejudice to any of our other rights and remedies in respect of any outstanding obligations on your part). This clause does not affect your statutory rights.
5. Only the Other Guests listed (if any) are allowed to use or stay in the Property. If you are expecting overnight visitors, you must inform us. You and Your party must not exceed at any time the number of sleeping places. Our representatives or us have a right at all times to refuse access to the Property for people who are not members of the party.
6.In the event of damage to or destruction of the Property by any of the risks insured against by us, you will not be required to pay the Rent to the extent that the your use and enjoyment of the Property is stopped and you will not be required to perform your obligations as to the state and condition of the Property to the extent of and so long as there prevails such damage or destruction (except to the extent that the insurance is prejudiced by any act or default of you).
7. All references to the singular include the plural and vice versa and any obligations or liabilities of more than one person shall be joint and several and an obligation on the part of a party shall include an obligation not to allow or permit the breach of that obligation.
8.You agree with us to:
a.pay the Rent at the times and in the way set out above;
b.keep the Property in a good and clean condition;
c.report, replace, repair or clean any item(s) which are broken or damaged during the Letting Period;
d.keep noise from becoming too loud to disturb any neighbours or guests;
e.give the Property back at the end of the Letting Period in the same clean state and condition it was in at the beginning of the Letting Period (reasonable wear and tear and damage by insured risks included); (My representatives will clean and change the bedding after departure);
f.Allow us or anyone during your stay to enter the Property and/or The Private Room at reasonable times of the day to check its condition and state of repair, and carry out any necessary House Keeping Duties, repairs and gas inspections, we will try to give reasonable notice should we need to enter The Private Room (except in emergency).
g.make sure that your personal belongings are insured. We will not accept any liability for theft, loss or damage to personal belongings;
h.give a forwarding address when the Letting Period ends; and
i.before leaving remove all rubbish and all personal items (including your own furniture and equipment) from the Property, we will not store such items and will be disposed and any costs relating to this you will be obligated to.
9.You agree with us not to:
a.damage, make any alterations, changes or additions to the inside or outside the Property and/or The Private Room.
b.damage the Property or any contents, and furniture listed on the Inventory, and contents inside and outside the Property/Private Room.
c.do or omit to do anything on or at the Property which may be or become a nuisance or annoyance to any other occupiers of the Property or owners or occupiers of adjoining or nearby premises or which may in any way prejudice the insurance of the Property or cause an increase in the premium;
d.without our prioer written consent (consent not to be witheld unreasonably) keep or allow any pet of any kind or animal at the Property. If any pets are allowed they must be kept under strict control and on a lead at all times. Pets must not be left alone at the Property. You are responsible for all damage and any extra cleaning cause by the pet(s), and are responsible for cleaning all pet refuse, (if permission was granted);
e.use or occupy the Property in any way other than a private holiday residence for a maximum of _______ people; and
f.assign, sublet, charge or part with or share possession of occupation of the Property or any part of it.
10. Subject to you paying the Rent and performing your obligations under this Agreement you may peaceably hold and enjoy the Property and/or The Private Room during the Letting Period without interruption from us or any person rightfully claiming under or in trust for us.
12. Any notice or other document must be served on the Holiday Guest or the Owner during the Agreement by first class post at the address of the receiving party given in the Agreement, unless the party has notified the other of a different address at which notices are to be served. Notices are deemed served the day after posting.
13. A person who is not a party to this Agreement cannot enforce any of its terms under the Contracts (Rights of Third Parties) Act 1999.
14.This Agreement will be governed by and interpreted according to English law. All disputes arising under the Agreement will be subject to the exclusive jurisdiction of the English courts.
The parties have signed this Agreement by accepting or requesting the Online Booking and is confirmed with a Confirmation.
